Frequently Asked Questions

Selling your house for cash may be entirely new to you, and you probably have a lot of questions. The good news is that we’ve worked with countless homeowners in your exact situation and learned the most common questions that arise. We’ve consolidated them all here, along with our answers.

We hope this educates you on how we operate. But if there is something else you’re curious about that we haven’t answered here, feel free to contact us or give us a call, and we’d be happy to discuss it with you. We’re here to help!

How does the title and closing process actually work?

We work with a licensed Massachusetts title company that handles all the paperwork, title search, and closing coordination. Once you accept our offer, the title company opens escrow, confirms clear title (or resolves any issues), and schedules your closing date. You show up to sign, and the funds are wired to you the same day or the next business day depending on the time of closing.

What if the house has mold, fire damage, or other major issues?

We buy houses with mold, fire damage, foundation problems, and other serious issues as is. Properties with major damage are actually a common situation for us, and our renovation team is set up to handle that type of work. You do not need to remediate or repair anything before we make an offer.

How is this different from Opendoor, Offerpad, or other iBuyers?

Unlike Opendoor and Offerpad, we buy houses in any condition, including properties that need significant repairs or have title complications. iBuyers typically require the home to be in near market ready condition and charge service fees that can reach 5 percent or more of the sale price. We charge no fees and do not have condition requirements, which makes us a practical option for houses the iBuyer platforms will not touch.

Do you buy houses in my town?

We buy houses in 36 Massachusetts cities and towns across Greater Boston, the North Shore, the South Shore, the Merrimack Valley, Central Massachusetts, Western Massachusetts, and the South Coast.

Metro Boston West: Newton, Waltham, Watertown, Framingham, Woburn

Metro Boston North: Medford, Malden, Everett, Stoneham, Wakefield

Inner Urban Boston: Chelsea, Revere

North Shore: Lynn, Salem, Peabody, Saugus

Merrimack Valley: Lawrence, Lowell, Haverhill, Methuen

Worcester County: Worcester, Leominster, Fitchburg, Gardner

South Shore: Quincy, Randolph, Braintree, Weymouth

Brockton Area: Brockton, Taunton

South Coast: Fall River, New Bedford

Pioneer Valley: Springfield, Holyoke, Chicopee

Berkshires: Pittsfield

If your property is in one of these communities, we are actively buying there. Give us a call or submit your address to find out what we can offer.

What if I am behind on my mortgage payments or facing foreclosure?

We can still buy your house even if you are behind on payments or have received a foreclosure notice. As long as the sale closes before the bank finalizes the foreclosure, we can pay off the mortgage balance from the proceeds and stop the process. Time matters in these situations, so contact us as soon as possible to find out what your options are.

Are you a wholesaler or are you the end buyer?

We are a direct buyer. We purchase houses with our own funds and our own team, then either renovate them to resell or hold them as long term rentals. When you accept our offer, the contract is with us, and the price you sign on is the price you receive at closing. We have the capital and the closing team in place to follow through on every offer we make.

What if there are liens, back taxes, or the property is in probate?

We work with properties that have title complications, including tax liens, municipal liens, and estates going through probate. Our title team has handled these situations before and knows how to clear them on the way to closing. In most cases, outstanding balances are paid out of the sale proceeds so you do not need to bring cash to the table.

What if I have tenants living in the property?

We buy tenant occupied properties and handle the tenant situation ourselves after closing. You do not need to evict anyone or wait for a lease to expire before selling to us. We will ask you for basic information about the current lease terms and rental history so we can plan accordingly.

How long will it be until I get an offer?

You will typically receive an offer within hours of our walkthrough, or by the following day at the latest. We start with a short phone call to learn about your situation, then schedule a visit to the property at a time that works for you. We make our offer based on what we actually see, so you get a number we can stand behind.

How long will it be until closing?

We can close in as few as 7 to 10 days, or on whatever date works best for you. Because we are not moving into the property, we have no personal timeline pushing us. If you need extra time to move your belongings or settle your plans, we work around your schedule.

Will I have to make repairs?

You do not have to make any repairs, clean anything out, or fix anything before we buy. We purchase houses in their current condition, including properties that are dated, damaged, or need significant work. If we hire an inspector during due diligence, that is for our own planning purposes and does not create a repair list for you.

What will I have to do to complete the sale?

Your only job is to show up at closing and sign the paperwork. We handle all coordination with the title company and take care of every document along the way. If you are still living in the property, you will need to move your belongings before closing, and we can connect you with resources to help if needed.

What do you do with the houses you buy?

We renovate the properties we buy and either resell them or keep them as long term rentals. In some cases, we use them for short term rentals or work with buyers who need alternative financing arrangements. The use depends on the location, size, and condition of the specific property.

What are the benefits of a cash offer?

A cash offer removes the bank from the transaction, which eliminates the most common reasons deals fall apart. Lenders often refuse to finance properties that need repairs, and their loan approval process can add weeks of uncertainty to any sale. With a cash buyer, there is no financing contingency, so once you accept the offer, the deal is not dependent on someone else qualifying for a mortgage.

Do you pay a fair price for houses?

We make offers based on the finished resale value of the property minus the cost to renovate it. That formula means our offer reflects real numbers, not a lowball figure designed to pressure you. We are happy to walk you through exactly how we calculated your offer so you can compare it against your other options.

Do you charge any fees?

We charge no fees, no commissions, and no closing costs to the seller. The number in our offer is the number you receive at closing. On a traditional sale, agent commissions alone typically run around 6 percent of the sale price, plus closing costs and any repair credits a buyer requests.

How much will you pay for my house?

Your offer amount depends on the location, size, condition, finishes, and recent comparable sales in your area. We also factor in what we plan to do with the property after purchase. Once we have seen the house, we can give you a specific number and explain each piece of how we arrived at it.

How are you different from a real estate agent?

We are the buyer, not a listing agent. A real estate agent puts your house on the market and hopes another buyer makes an offer, while we make the offer ourselves and purchase the property directly. You skip showings, open houses, price negotiations, and the uncertainty of waiting to see if a buyer’s financing comes through.
